Summary
In January 2025, we acquired Dallas 3, located at Commerce Park 360 (801-805 Avenue H) in Arlington, Texas. This is an 81,068-square-foot light industrial asset in Arlington, which is part of Greater Dallas Fort Worth, TX, straddling the top DFW submarkets of Great Southwest and Arlington. There are 17 total units spanning 3 separate buildings. Dallas 3 is a tactical acquisition to complement our existing Grand Prairie (DFW) and Galleria Michigan (Dallas 2) assets.

At acquisition, Commerce Park 360 underwent substantial renovations in the prior 12 months, including repaved sidewalks, recessed wall-pack LED lights, renovated interior suites such as fresh paint, high bay LED lights, and HVAC.
